in mind. We appreciate that your mortgage is likely to be the
largest financial transaction you will ever undertake.
Our
aim, through re-mortgaging and mortgage acceleration is to identify
significant savings with the prospect of redeeming your mortgage
earlier. In addition we will look to provide adequate protection
for you and your family. We are committed to providing a high standard
of service and customer choice.

doing so we adhere to the Mortgage Code Register of Intermediaries

The
Mortgage Code came into effect for intermediaries on 30 April 1998
and is a voluntary Code to which our company subscribes. The Code
sets minimum standards of good lending and advisory practice. To

We
will review the market place to identify the most suitable mortgage
product for you. Under the terms of the Code are three levels of
service available. These are:
a)
Full advice and recommendation
b)
Information on different types of mortgage products available to
allow you to make a choice
c)
Information on a single product only, where no advice is given.
We
offer a full advice and recommendation service in all cases in order
that we can make an informed decision with you about the choice
of your new mortgage: henceforth we arrange mortgages from the
market as a whole.
We
will also provide you with information relevant to your mortgage
needs, covering such items as an explanation of the repayment methods
and the implications of taking our mortgage. A full list of information
can be found in Section 3.2 of the Mortgage Code.
We
will provide an explanation of the main relevant methods available
(for example capital and interest or interest only) but if you select
a repayment option which includes products that is regulated under
the Financial Services Authority, we will put you in touch with
a suitable Financial Adviser.
During
our initial meeting, we will be completing a detailed mortgage questionnaire
to enable appropriate advice to be given on your mortgage and other
related insurance products.
Once
we have made our recommendations to you, we will confirm our advice
in writing. You should keep this as it will be an important record
of our discussions. Details of the loan will also be confirmed in
your lender's formal offer.
My
firm may receive fees from lenders with whom we place mortgages.
Where this occurs we will tell you the amount.
Some of the
lenders we recommend will pay Lorraine Copley Mortgage Brokers a
fee in recognition of the work we do on their behalf. We will advise
you in writing of all fees payable to the company of £250
and above. If the fee is less than £250 - we will advise in
writing that a fee has been paid to the company.
In
addition to the above fees we receive, our company policy is to
charge you a fee after completion of the mortgage. This payment
is for the time researching the market plus the administration involved
and submitting the application to the appropriate lender on your
behalf and ensuring the transaction is completed to suit your requirement.
The fee for carrying out this service is 1 - 3% of the loan - quote
provided upon application.
We
will treat all your personal information as private and confidential
(even when you are no longer a customer) except where we are permitted
by law or where the disclosure is made at your request or with your
consent in relation to arranging your mortgage.
Data
Protection Access
You
should be made aware that you have a right of access under the Data
Protection Act 1984 to your personal records held on our computer
files.
The
Mortgage Code Register of Intermediaries (MCRI) regulates the Mortgage
Code to which we subscribe. As part of MCRI's duties we may be asked
to provide them with access to our customer records in order tat
they may carry out an audit of our activities. The MCRI's abilities
to inspect customer records promotes best practice in our industry
and ensures that you continue to receive the best possible service
from us. If we disclose your personal information to the MCRI then
it has agreed with us that it will only use it for the purpose of
compliance with the Mortgage Code and not for any other reason.
If you would not like us to disclose any of your personal information
to MCRI then please write to us informing us of this within 21 days
of our initial meeting date.
Our
aim is to provide you with a first class professional and confidential
service - should a complaint arise, in the first instance you should
put your complaint to us in writing and send it to our office
at the address below.
Once
a complaint has been brought to my attention I will endeavour to
contact you with immediate effect, but certainly within one week
of receipt of a written complaint.
It
is the aim of this company, as it is with regard to your mortgage,
to ensure a smooth running process, where possible, and complaints
will be treated with the same care and attention.
In
the first instance I will look at your complaint and set to resolve
any problems within 14 days of receipt of your original letter.
Thereafter
should the complaint not be resolved to your satisfaction, we will
assist you in resolving it by referring it to The Mortgage Code
Arbitration Scheme whose address can be found in the Mortgage Code
Booklet.
